What is crawl space encapsulation?

Encapsulation seals the crawl space off from ground moisture and humid outside air. A heavy reinforced liner is installed across the soil and carried up the piers and foundation walls, seams are sealed, openings are addressed, and humidity inside the space is controlled — usually with a properly sized dehumidifier.

What's the difference between a vapor barrier and full encapsulation?

A vapor barrier is ground cover: it stops moisture from evaporating out of the soil. Full encapsulation also addresses the air, sealing the liner to piers and walls, closing openings that let humid outside air in, and managing humidity inside the space. A barrier alone helps; encapsulation is what controls both moisture sources.

Why is my crawl space so humid?

Usually a combination of moisture evaporating from bare or poorly covered soil and warm, humid outside air moving in through foundation vents. When that humid air reaches cooler surfaces under the floor, moisture condenses on wood, ductwork and insulation.

Why does my crawl space smell musty?

Musty odor is a moisture signal. Damp soil, wet debris, saturated insulation or surface growth on wood all produce it, and air movement carries that odor up into the house through floor openings and duct leaks. Cleaning helps, but the odor comes back unless the moisture source is corrected.

Why is there standing water under my house?

Water is getting in from somewhere and cannot leave. Common causes are roof water discharging next to the foundation, yard grade sloping toward the home, a crawl space floor lower than the outside soil line, or a high water table after long periods of rain. Plumbing and HVAC condensate leaks are also worth ruling out.

Does an encapsulated crawl space need a dehumidifier?

Often, yes. Sealing keeps most humid outside air out, but in the North Florida climate many sealed crawl spaces still need mechanical dehumidification to hold a stable humidity level. We base that recommendation on readings taken under your home rather than adding a unit by default.

Can crawl space moisture affect my floors?

It can. Sustained high moisture raises the moisture content of the subfloor and joists, which can contribute to cupping, movement, soft or spongy spots and squeaks over time. Floors that feel damp, cool or uneven are a reason to look underneath.

How long does crawl space encapsulation take?

It depends on the size of the crawl space, how much cleanup and water correction is needed, and access. Many homes are completed in a small number of working days. We give you a timeline for your home after the inspection rather than a generic estimate.
